We don’t see bare land, we see the potential of the land and the value added items that can be created. 

We conduct regional market analysis’ to identify the regional market needs. Through this analysis we are able to identify potential development opportunities from land investment to paper lots thru to turn-key opportunities. Our experience and relationships with business entities, private investors, and public entities bring the right clients the right opportunities balancing risk and return.

We are experienced across the spectrum from land investment, paper lots, entitlements, infrastructure and road construction, to turn-key buildings that produce revenue producing assets or disposition of assets for profit. We work with all levels of clients from the business looking for space to lease to the private investor looking for income producing properties.  These relationships combined with our deep market knowledge enable us to identify land acquisitions and development opportunities creating profitable scenarios for all of our clients.

    We work with investors from the first time investor to the seasoned pro. We begin by identifying how to achieve their goals and then develop a strategy to maximize their initial investment. Our due diligence and financial analysis, identify what the potential risks are, how the market might respond and what the estimated ROI will be.


By doing the actual “hands on” development and construction over the last 25 years, we understand the process and know how to develop land and the most economical way to achieve the end result.     We purchased land from the Port of Kennewick and the City of Kennewick. Then collaborated with the City of Kennewick to create a master plan for the 240 acre development. Upon completion, we identified two phases to begin development of the master plan, one on the East side and one on the West side. Our identification of the City and community needs resulted in the procurement of a fast food restaurant, credit union, hotel pad and service and retail centers to anchor the development. Next, we worked with Investors to construct the needed ~$4M in infrastructure that qualified the City of Kennewick for a $12M state sponsored revitalization fund.

    80 acre Mixed-use Business Campus 

    Park Plaza, One Mill Plain, Vancouver, WA 

    300,000 sq. ft. Office space, 250 apartment units, a hotel, three restaurants (McGraths, Apple Bees and Sweet Tomatoes), 20,000 sq. ft. Retail building, and two 10,000 sq. ft. light Industrial buildings.

    This was a horizontal mixed use, annexed into the City followed by a binding site plan and subdivision of land. Managed the construction from entitlement thru infrastructure and vertical construction of five office buildings. Managed the leasing and property management of the office buildings. The Construction Management of apartments and light industrial buildings. Brokered the sale of restaurant and hotel pad.

FDM provides site selection, entitlement, ground up construction services and lease and tenant improvements for your project. As a licensed general contractor, we have built an array of turn key operations that range from an 80 acre full service business campus to municipal buildings, single tenant financial and medical buildings, retail-flex space, and industrial buildings.

Our in-house construction project management services work with all city and utility districts, monitor all construction costs and architectural design, financial feasibility including loan and budget review, subcontractor identification, draw submittal and disbursements, inspections, permitting, and overall project coordination and communication with owners and financial instituations.  

Our long term relationships with qualified area sub-contractors provides construction experience maximizing the value of each project.

    Battle Ground City Hall, Class “A” Office Space. $5.4M

    Battle Ground, WA

    Worked with the City of Battle Ground to construct a new city hall. Value engineered the building plan to increase square footage of the building from 20,000 sq. ft. to 30,000 sq. ft. allowing for the leasing of the additional square footage to create income of over $1m for the City while giving them the option of future expansion space. This was the first private/public municipal building in Washington state.

FDM is the culmination of Dean's experience working across the development and construction sectors for over 25 years. His experience in construction began at an early age with his grandfather and father who made a living in the construction business. Over the next 14 years, Dean worked in international sales for a Fortune 500 Company.  He traveled the world enhancing his education and grooming him in sales and development. This was followed by the opportunity to mentor with a pioneer in the hospitality and development industry. Dean began developing and building multi-million dollar developments and was introduced to the public private sector over the next decade.  This experience deepened his knowledge of construction, development and investment as he ran a property portfolio in excess of $300M.
